In 2023, my wife and I took a leap of faith. We pulled from our HELOC and transformed our three-car garage into a 450 sq. ft. Junior ADU in Fontana, CA. The project took about six months — much faster than building from the ground up since it was a conversion.
During construction, we faced a big decision:
Should this unit become a long-term rental (12+ months)?
A mid-term rental (30–90 days, sometimes 120)?
Or a short-term Airbnb rental (2–3 nights minimum)?
After research (and a lot of late-night conversations), we chose the mid-term rental path. This allowed us to focus on 30-day stays without needing a short-term rental permit from the City of Fontana.
Of course, mid-term meant more investment. We spent an additional $10,000+ on appliances, furniture, and amenities to meet guest expectations. In total, between permits, construction, and furnishing, we invested nearly $100,000 into the unit.
We were nervous — would anyone even book?
To our relief, within a week of listing on Airbnb, our first guest arrived. Bookings continued to roll in, and while we hit bumps along the way, each challenge became a valuable lesson that made us smarter, stronger hosts.
